Great designs are born from a collaboration between designer and client and we want to combine our technical skills and design-oriented mindset with your ideas for your home. During our first complimentary consultation, we will discuss your overall plans, your desires, and determine the budget. At this stage, don’t assume that anything is impossible, so start creating that wish list, put together that mood board and collect as much inspiration as you can, because we are about to go on a home design frenzy and we can’t wait to get started.

DESIGN STAGE

Let’s talk design. It’s time for our designer to visit your home, take detailed measurements and get to work! They say the devil is in the detail and our keen eye will ensure that no aspect of your home’s design is overlooked. During this stage, open and clear communication is key and our designers will work closely with you to make sure every detail of your dream home is considered. Once all the designs are complete we’ll put together a design package for your review featuring 2D layouts and computerized 3D renderings of your home.

CONSTRUCTION AGREEMENT

It’s time to review our plans and get to work! After any revisions are made, and you’ve signed off on all the final changes, we will provide a proposal of your project. Next comes the construction agreement which will outline the timeline, payment schedule, approved specifications, drawings and final budget. Once the paperwork is out of the way it’s time for us to obtain permits and get the project under construction!

SELECTION STAGE

One of the most exciting stages of the building process is when you get to see your creative vision come to life! The selection stage gives you the opportunity to begin to visualize how all the pieces of your home are going to come together. We work with trusted partners who offer products that fit every taste, style and budget and will work with you to design an aesthetic that fits you and your family.

Included in your Agreement are budget items. Think of Budget Items as your “shopping list” of fun items you get to pick out. These are items that have a set price. You may choose items that are above or below the selected budget item allowances, the difference will either be credited or added to your Agreement by way of a Change Order.

MY EXPECTATIONS

One of the first questions our clients ask is how long will it take to complete the project?

Unfortunately, there’s no standard answer because there are many factors involved in the design-build process. Every project is unique and every client has different requirements which will impact the home renovation process. There are a number of elements that can impact the project length like weather, city permit approvals, or supply chain issues.

The average time from design to pre construction planning to delivery of the finished product is 3 to 8 months depending on the size and complexity of the project. To simplify, we’ve broken down the process by the various stages from design to construction to completion. Bear in mind that each stage can vary and that this is a guide only.

The budget often causes our clients the most stress, however, it’s important to know that most of our projects fall within a predetermined range so you’ll know what to expect right from the start. We are a design-build firm, meaning that our process involves the skills of a professional design team, professional tradesmen, knowledgeable and experienced project managers. Of course, this isn’t to say there might be bumps along the road that create some pricing exceptions but our team is committed to working with you in an open and honest way to ensure that all budget issues are communicated and dealt with clearly.
